Victoria’s Councils & Outdoor Steel Solutions

Victoria has 79 Municipal Councils. At Outdoor Steel Solutions our projects have been carried out in at least 35 of these councils to date. This includes 24 regional councils and 11 metropolitan councils. As we undertake the permit approvals on behalf of our clients, we work directly with these Councils to obtain the relevant approvals to construct Ranbuild sheds and carports for our clients.

Victoria has a wide diversity of regions and this is also reflected in the councils. Each has an individual, Council specific, way of operating, which our experienced and knowledgeable Project Administrators are equipped to work with, building up relationships with the relevant council planners and building surveyors in their areas.

While Building Permits are generally administered by a Private Building Surveyor, the Councils will assess a project’s suitability under the planning scheme issuing a Planning Permit when approved by their Planning Department.

Council also has a Building Department which will assess a project on merit when seeking to build outside of the standard Building Regulations. These applications are called Report & Consents. Usually for these type of applications the adjoining property owners are required to be given the opportunity to view the proposal and provide feedback including whether they have an objection or not to the proposal.

Another type of approval possibly required from Council is a Building Over Easement approval. This is required when a proposal is to build a structure over an easement shown on the property title and council has a vested interest in the easement. Quite often an approval to build over an easement will require the property owner to sign an agreement with Council allowing future access by council to the easement if this is ever required.

Some councils will also require construction projects to obtain Asset Protection Permits. These are to identify the state of and protect the council’s assets, like roads, curbs and gutters, nature strips and footpaths, at the front of a property while construction is taking place and ensure that an damage that may occur during the works are rectified at the completion of the works.

Councils also provide other information about a property, like stormwater Legal Point of Discharge (LPOD) and whether it is in a termite area, or historical permits, planning or building, as may be needed from time to time. Usually a fee is charged to obtain this information.
